GDPR Compliance
This Site is intended solely for individuals residing outside the European Union. By accessing and using this Site, you agree and represent either (i) that you are not a resident of the European Union, or (ii) if you are, that you provide express consent to the personal information that may be collected from you, including first name, last name, email address, phone number, physical address, IP address, and social media information. No user may cause this Site to collect personal information of any individual residing in the European Union without first obtaining that individual's express consent.
SMS Text Messaging Communications
By providing your mobile phone number to Allen Markel LLC through any form on this website (including lead-capture, contact, schedule-a-call, and home-valuation forms), you consent to receive recurring text messages from us related to real estate services. Messages may include property listing alerts, market updates, appointment reminders, transaction status updates, document delivery, and one-on-one correspondence with Allen Markel.
Message frequency varies. Message and data rates may apply. Reply STOP to opt out of text messages at any time, or HELP for help. You may also email allen@allenmarkel.com to be removed from text-message lists.
We do not share your mobile phone number, SMS opt-in consent, or text-message content with third parties or affiliates for marketing or promotional purposes. Phone numbers collected for SMS communications are kept private to Allen Markel LLC. Carriers are not liable for delayed or undelivered messages. Your consent to receive SMS communications is not a condition of any purchase or service. You may submit any form on this website without opting in to SMS, and we will still respond by other means.
Telephone & Voicemail (TCPA) Terms
If you register on our website or submit a form requesting a callback, you also consent to receive autodialed and/or prerecorded telemarketing calls, and prerecorded or ringless voicemail (voicemail-drop) messages, at the number you provide, from or on behalf of Allen Markel LLC, from numbers we own or operate, including but not limited to (832) 709-2540. Calls may use an automatic telephone dialing system or an artificial or prerecorded voice. You may opt out of telemarketing calls and voicemail at any time by telling us on any call, or by emailing allen@allenmarkel.com. Standard message and data rates may apply.
You acknowledge that you may receive emails or communications with mortgage-related information from our lender partners only when you have provided separate, explicit consent during form submission (for example, by requesting a mortgage pre-approval). You certify that any phone number you provide is your own cell phone number and not that of anyone else. If your cell phone number changes, we ask for prompt notice.
Terms & Conditions
By accessing this website, you agree to our Terms of Service.
For Everyone, Especially Our Canadian Friends (CASL)
If you register on this website, you give express consent for us to email, call, text, and leave voicemail for you. If you do not wish to receive this type of communication, please do not register.
What We Collect
We collect the information you provide during our sign-up and inquiry process. This can include name, email, city, state, and IP location, and any other details you choose to provide.
What We Do With the Information
We use this information to help you find or sell a property and to respond to your inquiry. You may be contacted by email, text, phone, or voicemail using this information. We will share your information with our supporting lender only if you request mortgage pre-approval or otherwise give separate, explicit consent.
Internal Record Keeping
We may use your information to improve our products and services and to send you emails about new listings, market updates, special offers, or other information we think may interest you, using the email address you provided. From time to time we may also contact you for market-research purposes by email, phone, or mail. We may share certain information with our third-party service providers strictly to operate our business (e.g., website hosting, email delivery, CRM, and lender partners with your explicit consent). We do not share your mobile phone number, SMS opt-in data, or text-message consent with any third party for marketing or promotional purposes, except as required by law. We will never sell your information.
Security
We are committed to keeping your information secure. To prevent unauthorized access or disclosure, we have put in place suitable physical, electronic, and managerial procedures to safeguard the information we collect online.
How We Use Cookies
A cookie is a small file placed on your device that helps analyze web traffic and lets a web application respond to you as an individual. We use traffic-log cookies to identify which pages are used, which helps us analyze data about web-page traffic and improve our website. We use this information only for statistical analysis. A cookie does not give us access to your device or any information about you other than the data you choose to share. You can accept or decline cookies; most browsers accept them automatically, but you can modify your settings to decline them. This may limit your use of the website.
Links to Other Websites
Our website may contain links to other websites of interest. Once you leave our site using these links, we have no control over the other website and cannot be responsible for the protection or privacy of any information you provide there. Exercise caution and review the privacy statement of any site you visit.

California Consumer Privacy Act (CCPA) Compliance
We adopt this section to comply with the California Consumer Privacy Act of 2018 (CCPA); terms defined in the CCPA have the same meaning when used here.
Collection of Personal Information
We collect information that identifies, relates to, describes, references, or is reasonably capable of being associated with, or could reasonably be linked, directly or indirectly, with a particular consumer, household, or device ("personal information"). Personal information does not include publicly available government records or de-identified or aggregated information. In the last twelve months we have collected the following categories: (a) identifiers; (b) categories listed in the California Customer Records statute; (c) commercial information; (d) internet or other similar network activity; and (e) inferences drawn from other personal information. We gather these directly from you when you register and indirectly as you interact with our website. You may visit our website anonymously.
Use of Personal Information
We may use or disclose the personal information we collect to: fulfill the reason you provided it; provide, support, personalize, and develop our website, products, and services; create, maintain, customize, and secure your account; process your requests and transactions and prevent fraud; respond to your inquiries and improve our response; personalize your experience and deliver relevant content and offers; conduct testing, research, and analysis; respond to law-enforcement requests and as required by law; and as otherwise described when collecting your information or as set forth in the CCPA. We will not collect additional categories, or use personal information for materially different, unrelated, or incompatible purposes, without providing you notice.
Sharing Personal Information
We may disclose your personal information to a service provider for a business purpose under a contract that requires confidentiality and prohibits use for any other purpose. The CCPA prohibits third parties who receive your personal information from reselling it unless you have received explicit notice and an opportunity to opt out. We share your personal information only with service providers. In the preceding twelve months we disclosed the following categories for a business purpose: (a) identifiers; (b) California Customer Records information; (c) commercial information; (d) internet or other similar network activity; and (e) inferences. The only category of third parties with whom we share is service providers.
Sale of Personal Information
In the preceding twelve months, we have not sold personal information.
Your Rights and Choices
The CCPA provides California residents with specific rights regarding their personal information, including the right to request the categories and specific pieces of personal information we collected, the sources, our business purpose, and the third parties with whom we share it (access and data-portability rights), and the right to request deletion of personal information we collected, subject to certain exceptions.
Exercising Access, Data Portability, and Deletion Rights
To exercise these rights, submit a verifiable consumer request by calling us at (832) 709-2540 or emailing allen@allenmarkel.com. Only you, or someone legally authorized to act on your behalf, may make a verifiable consumer request related to your personal information. You may also make a request on behalf of your minor child. You may make a verifiable request for access or data portability twice within a 12-month period. The request must provide enough information to verify your identity and describe your request with enough detail for us to respond. We cannot respond or provide information if we cannot verify your identity. We will use personal information in a request only to verify the requestor's identity or authority.
Response Timing and Format
We aim to respond to a verifiable consumer request within forty-five days of receipt. If we need more time (up to ninety days), we will inform you in writing. Any disclosure will cover only the twelve-month period preceding the request. We do not charge a fee to process or respond unless the request is excessive, repetitive, or manifestly unfounded; if a fee is warranted, we will tell you why and provide an estimate first.
Non-Discrimination
We will not discriminate against you for exercising any of your CCPA rights. We will not deny you goods or services, charge different prices or rates, provide a different level or quality of goods or services, or suggest that we may do any of these, except as permitted by the CCPA.
"No mobile information will be shared with third parties/affiliates for marketing/promotional purposes. Information sharing with subcontractors in support services, such as customer service, is permitted. All other use-case categories exclude text-messaging originator opt-in data and consent; this information will not be shared with any third parties."
