How do I file a homestead exemption in Harris County?

Short answer

File a residence homestead application with the Harris Central Appraisal District (HCAD), which accepts it electronically through its mobile app. You must own the home and occupy it as your principal residence, and the application must include a copy of a driver's license or state ID showing the property address (Tax Code 11.13, 11.43). The general filing deadline is before May 1, and a buyer who closes after January 1 can receive the exemption for the rest of that year immediately once qualified (11.42(f)). State law gives every school district a $140,000 exemption (11.13(b)).

What does the exemption cover, and who qualifies?

Texas requires school districts to give a $140,000 residence homestead exemption (Tax Code 11.13(b)). State law also lets a taxing unit adopt its own additional homestead exemption (11.13(n)). To qualify you must have an ownership interest and live in the home as your principal residence, and you cannot claim a homestead exemption on another residence. Which units offer their own exemption, and how much, changes by year and by unit, so I am not listing local amounts here. The state-required $140,000 is the school-district amount that applies everywhere.

How do I apply, and what is the timing, and what is it worth in dollars?

HCAD says you can file your residence homestead exemption electronically with its HCAD Info and Exemptions mobile app, which asks for your date of occupancy and a Texas driver's license, and it offers exemption assistance. HCAD calls April 30 a soft deadline for several exemption types, and the Comptroller states the general statutory deadline is before May 1 (11.43(e)). A property owner who acquires a home after January 1 may receive the exemption for the applicable part of that tax year immediately on qualifying, if the previous owner did not receive it (11.42(f)). The statute also lets the chief appraiser accept a late homestead application up to two years after the taxes become delinquent (11.431(a)). Keep the confirmation and check the notice of appraised value each spring. At the $320,000 Harris County median sale price and Cypress-Fairbanks ISD's 2025 rate of $1.0669 per $100, the $140,000 school exemption saves $1,494 a year. That is the school piece only. It is an illustration of the arithmetic, and your bill depends on your units and value.
