The Data Advantage
What You Can Do Here That You Can't Do Anywhere Else
I spent 28 years building data systems before I earned my real-estate license. So instead of renting the same widgets every agent's site rents, I built my own — a live MLS database, tax, flood, school, HOA, and amenity data, and the analytics to make sense of them. Here's what that buys you.
- independent value estimates behind every Value Rating

The big one
Financial analytics, down to the neighborhood
Big portals stop their market stats at the city or ZIP code. This site's analytics go two levels deeper — the subdivision, and the individual home.
Subdivision-level market dashboards
Every community page — and the listing page itself, for any neighborhood with enough sales — carries a full market dashboard scoped to the actual subdivision: median sale price, price per square foot, homes for sale, months of inventory, 12-month trends, true time-to-sell, and which nearby communities are heating up. All live from our MLS database, with a plain-English read on what the numbers mean.
So you can price, offer, and negotiate from neighborhood-level numbers most buyers and sellers never see.
Per-home financial detail
Every listing page has a real Financials tab: a mortgage calculator, this home's price per square foot read against its own subdivision, a year-by-year $/sqft trend built from actual nearby sales, and a City ↔ Subdivision market-analysis switch. The tax panel breaks the total rate into its county, city, school, and MUD pieces — for this specific home.
So you can judge whether an asking price holds up before you ever schedule a tour.
Value Rating on every listing
A CarGurus-style deal badge on listings: the asking price checked against four independent value estimates and against comparable homes in the same neighborhood and price band — re-scored every night as the market moves. A free sign-in unlocks it.
So you can spot the overpriced listings — and the genuine deals — at a glance.
Property History — the home's own story
A CarFax-style history on the listing page: the current listing's full life — when it went live, every price change, where it stands today — plus every earlier time the same home was listed, in one line each: listed date, sold date, days on market and asking price. A free sign-in unlocks it.
So you can read the seller's whole hand — price cuts, failed listings, past sales — before you write your first number.
What your home is really worth
Not a national ZIP-code average. I build your home's value from the local MLS, tax, flood, and neighborhood data myself, and pair it with your cash-offer options — so the number reflects your street.
So you can start any selling conversation already knowing your number.
Search like an insider
Searches that use data other sites don't have
Beds-baths-price is table stakes. These filters run on datasets we gathered and maintain ourselves.
Search by how schools actually perform
Real TEA accountability grades — not review stars — on the schools themselves, attendance-zone maps that show which homes feed which campuses, and search filters for school district and zoned school.
So you can shop for the school first and let the house follow.
Flood-zone-smart search
FEMA flood-zone data rides on every home, and a search can screen flood-zone homes out automatically — something a Houston buyer should never have to discover at the inspection.
So you can know a home's flood story before you fall for it.
Search by taxes and HOA fees
The advanced search can cap what a home costs to keep, not just what it costs to buy: set a maximum — or minimum — for annual property taxes and for HOA fees, with an in-an-HOA yes/no switch and a billing-frequency filter. Portals rarely offer either one.
So you can shop your real monthly budget — taxes and dues included — not just the sticker price.
Draw your own search area
Drop an address with a radius ring, or draw rectangles, circles, and free-form shapes right on the map — and combine several shapes into one search.
So you can search the exact streets you want, not a city's worth of noise.
What's Nearby — for that exact house
Every listing carries its own amenity map — restaurants, groceries, parks, gyms, and more, measured from that address — built from our own amenity dataset covering the Houston region.
So you can judge the life around the house, not just the house.
No surprises
What it really costs to own
The price is only the start in Texas. The recurring costs are where Houston-area buyers get surprised — so we put them on the page.
Property taxes and MUDs, decoded
Houston-area tax rates are a stack: county, city, school, and — especially in newer communities — a MUD. Every listing here breaks that stack out, and names the MUD district when our records match it. Standalone tax-lookup and protest-help tools round it out.
So you can compare the true monthly cost between homes, not just the price.
HOA explorer
HOA boundaries drawn on the map with their listed fees — including layered communities that carry two HOAs — plus live listing counts inside each boundary.
So you can see the fee before it sees you.
Broadband before you buy
Internet and fiber availability sits right on the listing page — a detail that matters daily and almost never appears on a portal.
So you can know if fast internet is on the street before you write an offer.
Beyond the fence line
Know the neighborhood like a local
Data that answers the question every out-of-area buyer asks: what is it actually like there?
Who lives here
Census-tract demographics — income, age, households — plus commute pictures and an affordability read that blends local incomes with today's mortgage rate, for every county and city we cover.
So you can get the feel of an area from data, not guesswork.
The whole picture, fast
Search results paint instantly from our warmed cache, and a listing's complete photo set streams straight from the live MLS — nothing trimmed, nothing stale.
So you can browse at full speed with nothing held back.
Options, not one-size-fits-all
More ways to sell — and buy
Most agents offer one way to sell: list it. Here there are seven real paths — each with its own page, numbers, and trade-offs spelled out.
Buying instead? Every capability above works for you on day one: start a basic search or go straight to the advanced filters.
The data works for you. So do I.
Every number on this site comes from data I gather and maintain myself — and I'm one call away when you want the human read on it.
Want the human read on your numbers? Pick a time.
