    We fix only what pays back. I'll tell you what to skip, and I mean it — most sellers spend money in the wrong places.

    Professional photos, full MLS syndication, and real buyer outreach. The first ten days on market are the ones that matter most.

    Showings and feedback. You get told what buyers actually said, including the parts you won't enjoy hearing.

    Offers come in. I negotiate price, closing date, repairs, and who pays what — that last one moves more money than people expect.

    Option period, inspection, appraisal, and financing. This is where deals wobble, and where having someone watching deadlines earns its keep.

    We close. You get a net sheet up front so the number at the table is the number you were told.

Typically qualifies

  • • Almost any home — this is the default path, not a program with a qualification box
  • • You need to be able to keep the home showable and let buyers in
  • • You need enough equity to cover selling costs, or cash to cover the gap
