Down payment and earnest money are separate
When you make an offer to buy land, you agree to two things: earnest money and a down payment. Earnest money is a deposit that shows the seller you are serious. It is held by a third party and credited toward your down payment at closing. Earnest money is typically 1 to 3 percent of the purchase price and must be delivered within 3 days of the effective date of the contract.
