You'll see it on tabs, on listings, and on cards across this site. It is not decoration and it is not a brand stamp — it marks the places where the data underneath belongs to us.

This mark means one thing: the data underneath is ours. We gather it, load it, and keep it current instead of renting a widget that shows you the same thing every other agent's site shows you. It is a claim about the data — never a verdict about a home, a school, or a neighborhood. You are always looking at the source, not our opinion of it.

Whether a listing's asking price actually holds up.

A deal badge in the CarGurus mould. The asking price is checked against four independent value estimates and against comparable homes in the same neighborhood and the same price band, then re-scored every night as the market moves — so a listing that was fairly priced in March can tell you it no longer is. It is a read on the price, not a recommendation about the house.

HOA boundaries drawn on the map with their listed fees, including the layered communities that quietly carry two associations, plus live listing counts inside each boundary. The advanced search will also cap HOA dues directly, with an in-an-HOA yes/no switch and a billing-frequency filter, so the fee is something you shop with rather than something you discover at closing.

A Houston-area tax rate is a stack, not a number: county, city, school, and — especially in newer communities — a Municipal Utility District. Most sites quote a county average and stop. Every listing here breaks the stack into its pieces and names the MUD district when our records match it, which is the line that surprises people most and the one nobody else prints.

FEMA flood-zone data rides on every listing rather than sitting behind a separate lookup you have to remember to do. A search can screen flood-zone homes out automatically, and where a home is in a zone, the page says which one — because in this market that is not a detail to discover at the inspection.

Texas Education Agency accountability grades on the campuses themselves, not review stars from strangers, plus attendance-zone maps showing which homes feed which campus. Zoning is matched to the address rather than the ZIP code, which is the difference between the school a family will actually attend and the school a portal guessed at.

  • See the zoned schools for the address, not a ZIP-wide approximation.

Public safety data, published plainly — with no score attached.

Reported-incident data from the agencies that publish it, shown as a rate against the population it belongs to and as a position in the distribution. There is deliberately no composite score, no letter grade, and no good-or-bad label anywhere in it, and you set the severity threshold yourself because a default would be our verdict wearing your clothes. Where only jurisdiction-level data exists, the page says so instead of estimating.

  • Read the numbers and the denominator together, so the figure means something.
  • Set your own severity threshold — nothing is pre-decided for you.
  • See plainly where the data is coarse, rather than being handed a confident guess.

A history in the CarFax mould: the current listing's full life, when it went live, every price change and where it stands now, plus every earlier time the same home was listed — listed date, sold date, days on market, and what it asked against what it actually sold for. Where there is enough comparable data, a past sale also shows whether it beat its neighborhood's going rate at the time.

  • Judge how long this home has really been trying to sell, not just today's count.
  • Know whether its last sale led the neighborhood or lagged it.
