Short answer

Cypress-Fairbanks ISD covers about 189 square miles in northwest Harris County. Of the 2,267 homes for sale inside the boundary on our September 16 page, 1,087 have a Cypress mailing address, 919 Houston, 242 Katy, 22 Jersey Village and 3 Hockley. The subdivisions with the most listings are Bridgeland, Marvida, Mason Woods, Towne Lake, Dunham Pointe and Avalon at Cypress. A mailing address does not set the district, so confirm the school district for the exact address.

Which cities appear in the district?

We assign each listing to a district using the Texas Legislative Council school district boundary polygons, not the mailing city. The district's boundary encloses 188.9 square miles, entirely in Harris County. Listings inside it carry these mailing cities: Cypress (1,087), Houston (919), Katy (242), Jersey Village (22) and Hockley (3). Cypress is split among three districts, and Katy and Houston addresses inside the boundary sit next to Katy ISD and other districts, so a mailing city cannot substitute for the address check. The boundary source is the 2025-2026 school-year layer. The districts's boundary is not the same as the Cypress city or postal area. Harris County's other districts, such as Katy ISD, Waller ISD, Tomball ISD and Houston ISD, abut it. Streets near a boundary can be in a different district from a home two blocks away, which is why we resolve the district from coordinates and boundary polygons and why the mailing city should not be used.

Which subdivisions have the most listings?

By active listings inside the boundary, the largest are Bridgeland (90 in the main section plus its villages), Marvida (48), Mason Woods (37), Towne Lake (37), Dunham Pointe (34), Avalon at Cypress (31), Bridgeland Central (27), Elyson in Katy (23), Telge Ranch West (15), Bridgeland Parkland Village (15), Bridge Creek (13), Cypress Creek Lakes (13), Copperfield Middlegate Village in Houston (12) and Lakes of Fairhaven (11). These are counts of homes for sale at one moment. A subdivision can straddle a boundary, so use the address, and use the campus lookup for school assignment. If you are choosing a subdivision for the campus, the order of operations is: confirm the district, then the zoned campus for the section you are considering, since some large master-planned subdivisions are divided among more than one campus. The counts above show the volume of homes for sale in each subdivision and not their characteristics.
