Short answer

Cypress-Fairbanks ISD's 2025 tax rate is $1.0669 per $100 of taxable value, down from $1.0869 in 2024. On the $340,000 median sale price in the district it is $3,627 a year before exemptions, and $2,134 after the $140,000 state school homestead exemption. School tax is about 40% of the total bill for a Cypress home with a MUD line, 53% without one, and 47% for the median Harris County stack. Rates for 2026 are adopted this fall.

What is the rate, and how has it changed?

The HCAD jurisdiction table lists Cypress-Fairbanks ISD at $1.0811 per $100 for 2023, $1.0869 for 2024 and $1.0669 for 2025. The same 2025 rate appears independently on 875 of the 1,055 Cypress listings with a complete tax stack, where the school line is identical on every home, so we treat the row as verified. Neighboring rates in the same table are Katy ISD $1.1171, Tomball ISD $1.0629 and Houston ISD $0.8783. State law gives a $140,000 school homestead exemption (Tax Code 11.13(b)). The rate decline of $0.02 in 2025 is worth about $68 a year on a $340,000 home, which shows that a change in the school rate moves a bill less than a change in value or a MUD line does.
