Short answer
The Home Report gathers what our data shows about one home into a single report you can read on screen or download as a PDF. It covers our value range, market activity around the home, the home's details, its yearly holding costs, flood zone, schools and more, each with its source. Look up any listed home by street address or MLS number. It is information, not an appraisal or advice.
What is the Home Report?
It is a short, sourced summary of one home, put together automatically from our MLS data and public records. It is written so you can read it in a few minutes and share it with a lender, an inspector or whoever is helping you decide.
What do I get in the report?
- Home value: our likely range for the home with a confidence level. It is not an appraisal.
- Market trends and activity: median sale price, price per square foot, homes for sale, months of supply and days on market for the home's subdivision and city.
- The home itself: construction, systems, rooms, and the legal and parcel record as reported for the listing.
- Cost of ownership: property tax by year with each taxing unit's share, HOA dues, and the utility district when there is one.
- Flood, fire and environment: the FEMA flood zone, distance to the nearest fire station, hot days, drought status, air quality and reported-incident figures from the local agency.
- Schools: the zoned campuses and their state accountability ratings.
- For registered visitors: the home's listing history and the most comparable recent sales.
A real example. A September 2026 report on a Cypress listing (address left out) showed FEMA Zone X, three years of certified tax bills split across nine taxing units, and the local agency's incident figures set against the median across the 61 police and sheriff agencies in our six counties.
Why did we build it, and who does it help?
A listing sheet shows the house. It rarely shows what the house costs to hold, where the water and sewer bill comes from, or what the flood map says. I built the Home Report to put those answers on one page before you spend money on a tour or an inspection.
Buyers get the costs and risks up front and better questions to ask. Sellers can read the same page a buyer's agent will read about their home, so nothing arrives as a surprise.
How does it work, and where does the data come from?
Reports are generated on request from our MLS database, loaded from the Houston Association of REALTORS MLS with five-plus years of history, and from public records. Every figure names its source on the last page. Where we do not hold a verified value, the item is left out instead of estimated.
County tax values are not shown as a value. The report shows tax bills instead. Individual sold prices are not printed in the public version, and the report is built for homes that are or have been in the MLS, so a home that was never listed may not have one yet.

Do I need an account to use it?
Registration is free. Without an account, enter your name and email and we send the PDF. Signed in, you open the fuller report online, with our single-number estimate and the listing history.
Why do we ask you to register?
Some of what we share, like recent sold prices, a home’s sales and listing history, and our home value estimate, comes from or is built on data from the Houston Association of REALTORS® (HAR) MLS. MLS rules let us share that information only with registered visitors. Allen is a REALTOR® licensed by the Texas Real Estate Commission (TREC), and he follows those rules because he values his license and your trust. Registration is free.
What else do people ask?
- How much does a Home Report cost?
- Nothing. It is free with a free registration.
- Can I get one for my own home?
- If your home has been in the MLS, enter the address or MLS number. If it has not, the lookup may not find it, and I can tell you what I can pull for it.
- Is the value in the report an appraisal?
- No. It is our range from recent comparable sales, with a confidence level, and it says so on the page.
- Why do some parts need registration?
- MLS rules let us share sold prices, listing history and our home value estimate only with registered visitors.
