Property Tax Lookup: every taxing unit on a home's bill, itemized

Exclusive premium data · free with registration

Short answer

The Property Tax Lookup shows a Texas property's tax bill taken from the county tax roll and split by every taxing unit: county, city, school district, MUD and more. It covers Harris, Fort Bend, Montgomery, Brazoria, Galveston and Washington counties. You get the effective rate, the annual bill at full assessed value before exemptions, and district notices a listing rarely mentions. For your official bill, contact your county tax office.

What is the Property Tax Lookup?

In the Houston area, a tax rate is a stack, not a single number. The county, the city, the school district and often a Municipal Utility District each levy their own piece. The lookup lays the stack out for one address so you can see what the total is made of.

What do I get?

  • Every jurisdiction itemized, each with its rate and what it costs on this home.
  • The effective rate per $100 of value and the annual bill at full assessed value, before exemptions, with year-over-year movement.
  • MUD bonded debt from the Texas Comptroller's special district database, and the notices to purchasers that MUDs file with the county clerk.
  • The FEMA flood zone for the parcel and the districts that overlap the property.
  • The five closest properties on the tax roll and their bills, for a sanity check on an assessment.
  • The public schools for the address, with their state ratings.

A real example. A Cypress home's certified 2025 bill was $13,632 (address left out). About $5,466 went to the school district and $4,201 to its MUD, more than the $1,952 that went to the county. A county-average rate would never have shown that.

Why did we build it, and who does it help?

A MUD is how a neighborhood's water and sewer were financed, and you repay it through your tax bill for years, in addition to the water bill you would pay anywhere. It can leave two similar houses a street apart thousands of dollars a year apart, and a county-average rate hides that.

Buyers can compare the true yearly cost of two homes before falling for either. Sellers can see the bill a buyer will see and prepare for the question.

How does it work, and where does the data come from?

The bill is rebuilt from each county's certified appraisal roll and the adopted rates of every taxing unit, then checked against Comptroller filings. You type an address and the lookup matches it to the parcel.

The figures are full-value figures before any exemption, such as the homestead exemption, so your own bill can be lower. For the official amount, contact your county tax assessor-collector's office. For your value or an exemption, contact your county appraisal district.

Do I need an account to use it?

Registration is free. The lookup itself opens without an account. One free registration also unlocks the sold prices, listing history and home value estimate that MLS rules limit to registered visitors.

Why do we ask you to register?

Some of what we share, like recent sold prices, a home’s sales and listing history, and our home value estimate, comes from or is built on data from the Houston Association of REALTORS® (HAR) MLS. MLS rules let us share that information only with registered visitors. Allen is a REALTOR® licensed by the Texas Real Estate Commission (TREC), and he follows those rules because he values his license and your trust. Registration is free.

What else do people ask?

Is this my actual tax bill?
It is the bill at full assessed value before exemptions. A homestead exemption lowers it, so contact your county tax office for the official figure.
Why does the MUD line matter?
It can be one of the largest pieces of the bill in a newer community, and it is repaid for years, so it changes what a home really costs to own.
Which counties are covered?
Harris, Fort Bend, Montgomery, Brazoria, Galveston and Washington.
Does it show the county's value of my home?
The lookup shows the public tax roll, including assessed values. County values are set for taxation and often differ from market value, so do not read them as a price.
