What is the median home price in Harris County?
Answered by Allen Markel, REALTOR®, Texas Premier Realty ·
Short answer
The median sale price of Harris County homes that closed in the last six months (March 25 to September 25, 2026) is $320,000, based on 24,369 sales, at a median of about $156 per square foot. Over the last 12 months the median was $315,000 on 44,723 sales. August 2026 alone had 3,587 sales at $311,145. Prices vary by city and by type: about 8,500 of the 20,475 homes for sale are under $300,000 and 1,937 are above $750,000.
What are the windows and what do they say?
The six-month median of $320,000 is steadier than a single month. Monthly medians over the last twelve months ranged from $301,000 in February 2026 to $325,000 in June and July 2026, and the August figure was $311,145. The 12-month median of $315,000 compares with $322,046 for the twelve months before. Price per square foot was steady between $153 and $158 in every month. The county figure blends condominiums, townhouses and detached homes, so it is lower than the medians of suburban cities such as Cypress ($420,860) and Katy ($350,000). Two reading rules apply, and both matter for a county as large as Harris. Compare medians over the same window, and look at the count of sales beside the price. A single month of about 3,600 sales in Harris is reliable; a single subdivision with 12 sales is not. The site's card figure is $161 per square foot on a different window, and we quote the window with each number.
What does the market hold by price band and type?
Of 20,475 homes for sale, 8,576 are under $300,000, 7,568 are from $300,000 to $500,000, 2,290 from $500,000 to $750,000 and 1,937 above $750,000. By type, 16,801 are detached, 1,899 condominiums, 1,360 townhouses and 111 duplexes. Closed sales by band in August 2026 were 998 under $250,000, 1,864 from $250,000 to $500,000, 520 from $500,000 to $1 million and 205 above $1 million. A median is a midpoint: budgeting from the band and type you want is more useful than the countywide number. Translating price to payment: at the $320,000 median with 20% down ($256,000 loan) and a 7.03% 30-year rate (Freddie Mac survey, September 24, 2026), principal and interest is about $1,708 a month. Adding the median tax of $601 a month gives $2,309 before insurance and any HOA or MUD differences. That is about $860 a month less than the principal-and-interest-plus-tax figure at the Cypress median. Rates change daily, so use a current lender quote.
