What is the median home price in Cypress right now?

Answered by Allen Markel, REALTOR®, Texas Premier Realty ·

Short answer

The median sale price of Cypress homes that closed in the last six months (March 25 to September 25, 2026) is $420,860, based on 1,919 sales, or about $170 per square foot. The last full month, August 2026, had 257 sales and a $421,000 median. Over the last 12 months the median was $411,665 on 3,592 sales. A typical sale closes near 97.8% of list price. The median for homes now on the market is higher for new construction, at a $515,000 list price versus $429,000 for resale.

What does the median hide?

A median splits sales in half, so it hides the spread. Cypress sales by month in the last year ranged from a $389,999 median in November 2025 to a $445,000 median in June 2026 as the mix of homes changed. Price per square foot moves much less, staying between roughly $163 and $173 in every month, which is why it is the steadier gauge. The median also blends resale and new construction. Among active listings, the median list price is $515,000 for the 385 new-construction homes and $429,000 for the 941 resale homes, and the median new home is priced at about $202 per square foot versus $165 for resale. Two reading rules help. First, compare medians over the same window: six months (1,919 sales) is steadier than a single month (257), and a partial month such as September's 161 sales so far ($384,900 median) is not comparable to a full month. Second, look at the count of sales beside the price; a median on 100 sales moves more than one on 1,900.

How does the median compare with the price bands on the market?

The site page for Cypress counts 1,331 homes for sale across four bands: 125 under $300,000, 665 from $300,000 to $500,000, 344 from $500,000 to $750,000 and 197 above $750,000. So half the inventory sits between $300,000 and $500,000, near the median. If you set a budget of $420,000, roughly half the homes on the market are at or below it. A buyer who needs a specific size should look at the segment rather than the median: the median active home in the $250,000 to $500,000 band has 2,304 square feet and four bedrooms, while the median above $500,000 has 3,432 square feet. You can also translate a price into a payment. At $421,000 with 20% down ($336,800 loan) and a 7.03% 30-year rate (Freddie Mac, September 24, 2026), principal and interest is about $2,248 a month before taxes, HOA dues and insurance. A buyer working from a $3,000 monthly principal-and-interest budget can afford about $562,000 of house at the same rate and 20% down, which reaches into the $500,000 to $750,000 band.
