Short answer

Harris County has about 20,475 homes for sale and 5.0 months of inventory, a balanced level. Half of the homes that sold in the last 12 months went under contract within 29 days of listing. In the last 30 days, 6,507 new listings came on the market against 3,506 pending sales and 3,198 closings, and 42% of active listings have had a price cut. About half of active listings are more than 60 days old.

How much inventory is there?

The site counts 20,475 active residential listings, made up of 16,801 detached homes, 1,899 condominiums, 1,360 townhouses and 111 duplexes. By price, 8,576 are under $300,000. Months of inventory divides active listings by the monthly sales pace: at the recent pace, 20,475 homes is 5.0 months. Inventory by city is led by Houston at 11,566, Katy 1,576, Cypress 1,330, Spring 1,154, Tomball 749 and Humble 691, so Houston alone is more than half of the county. The absorption rate is 16% of active homes a month. The ratio to remember, and the one that drives the months-of-inventory figure, is inventory against sales: 20,475 homes for sale against about 3,200 closings a month. If nothing new were listed, the existing inventory would take about five months to clear at the current pace. New listings of 6,507 in the last 30 days are about twice the closings, but many of those listings are relistings or will be withdrawn, which is why the stock changes less than the flow.

How quickly do homes sell?

For closed sales in the last 12 months the median time from listing to contract was 29 days. The active listings are older: 7,047 are within 30 days of listing, 3,102 within 31 to 60, 2,489 within 61 to 90 and 7,727 beyond 90, with an average cumulative age of 106 days. That is because well-priced homes sell quickly and the rest accumulate. In the last 30 days the median sale price was $311,450 and average days on market 83, up 9% from a year before. Price cuts are on 42% of active listings, and the re-listing share was 25% in August. For a seller in Harris County, the median list-to-contract time of 29 days is the benchmark: a home still unsold at 60 days is in the slower half of the active list, and 7,727 homes have passed 90 days. Sellers in that group have often already reduced the price, which is why the 42% price-cut share is a better measure of pricing pressure than the median price.
