The twenty-percent rule is the most expensive myth in real estate, and it keeps people renting for years longer than they need to. Twenty percent is the point where mortgage insurance stops being required — a threshold, not a requirement. Several legitimate programs ask for far less, and two ask for nothing down at all: one tied to military service, one tied to whether the address falls inside an eligible area on a government map that covers more of the outer Houston area than anyone expects. What you do still have to plan for is cash to close, which is a bigger number than the down payment and the one to ask a lender for by name.
