The Woodlands is the master-planned community George Mitchell opened in 1974 along I-45, organized into villages such as Sterling Ridge, Alden Bridge and Creekside Park. It carries one of the highest median sale prices on this site, and condos and townhomes make up a larger share here than in the rest of Montgomery County.

Conroe ISD serves most of The Woodlands, with Tomball ISD in Creekside Park. New construction is rare; the housing stock dates mainly from the 1990s and 2000s.
Builder inventory is scarce here — the median listing dates from the 2000s, so most sales are resale. Townhomes and condos account for a noticeable share of what is listed, unusual for the outer metro. Few of the current listings fall inside a FEMA special flood hazard area.
