Selling through a life change

Selling a Home for Health or Assisted Living, at a Gentle Pace

When a move is about health, whether it's your own or a parent's, the house usually isn't the first thing on anyone's mind, and it shouldn't have to be. Before anything is listed, a few questions come first: who has the legal authority to sign, how a sale could affect care costs or benefits, and whether keeping the home for a while is the better answer. After that you can sell as-is without a cleanout, take the time for a full sale, or sell now and stay until the move is ready. The pace is yours.

Compare every option

Moving someone you love into care, or making that move yourself, is hard enough. I'll keep the house simple: clear options, patient timing and one point of contact for the family.

Usually the most money, with some prep and a normal listing timeline.

Keep the home for now

Renting it out or holding it may fit better. Ask your advisors before you decide.

The process

How I help

  1. 01

A private, unhurried conversation with you or the family about the timeline and who will sign.

  2. 02

A clear home value and your options, including not selling yet.

  3. 03

We plan the prep and cleanout, or skip them with an as-is sale.

  4. 04

I manage the sale and keep everyone who needs to know informed, through closing.

Straight talk

What to keep in mind

  • If the owner can't sign, someone needs legal authority, such as a power of attorney or a guardianship. An elder-law attorney can tell you what applies.
  • Selling a home can affect eligibility for some benefits, including Medicaid. Ask an elder-law attorney or benefits counselor before you sell.
  • Ask a CPA about taxes on the sale. I coordinate with them, I don't give tax advice.
  • There's no need to rush. We move at the pace the family and the care plan need.
