Short answer

Across Harris County, 73% of active listings (14,989 of 20,471) show HOA dues, and the median is $975 a year, with the middle half between $520 and $1,895. The range is wide because the county includes condominiums, whose dues are often monthly, and master-planned suburban sections. Cypress's median is $1,200 a year and Katy's $1,195, while Fort Bend County's is $1,150. Dues are agent-entered in the listing, so confirm the amount and what it covers.

What does the county-wide picture look like?

Of 20,471 active residential listings in Harris County, 14,989 list a fee greater than zero. We convert each fee to a yearly amount using its frequency: most are annual (11,702), 3,117 are monthly, 97 quarterly and 54 semi-annual. The quartiles are $520, $975 and $1,895 a year. By type, 1,856 of the 1,889 condominiums have a fee and 11,834 of 16,906 detached homes have one. The high end reflects condominium and townhouse dues, which often cover exterior and building maintenance; a monthly fee of $400 is $4,800 a year. A county median mixes those with suburban dues, so a city or subdivision figure is more useful. The comparison with neighboring counties is close: Fort Bend's median is $1,150 with 93% of listings showing a fee, and Cypress and Katy sit near $1,200. Harris County's lower median comes from a large share of older neighborhoods with no or low dues: 27% of active listings show no fee. Whether those homes have voluntary civic clubs or deed restrictions enforced by neighbors is not in our data.

How does this affect the monthly cost?

A $975 median adds about $81 a month; a $1,895 fee adds $158. Lenders count dues in the debt-to-earnings calculation, so at a 7.03% rate (Freddie Mac, September 24, 2026) each $100 of monthly dues reduces borrowing capacity by roughly $15,000 of loan. Ask for the resale certificate, which states the dues, transfer fees, reserve balance and any special assessment. Compare like with like: a condominium with $400 monthly dues that includes water and exterior insurance is not comparable to a detached home with $1,200 a year. A listing with no fee recorded may have no HOA or may be incomplete, so treat it as unconfirmed. An example: on a $320,000 home with a $975 annual fee the dues are $81 a month, and on a condominium with $400 a month they are $4,800 a year, so the same payment budget buys a smaller loan. Add the monthly principal, interest, tax and dues together, since the price alone understates the cost. The resale certificate is the reference for the actual fee and any planned increases.
