Short answer

Nearly every Cypress listing carries HOA dues: 1,276 of 1,326 active homes (96%) show a fee, and the median is $1,200 a year, about $100 a month. The middle half of homes falls between $850 and $1,400 a year. Some subdivisions differ: Bridgeland's median is $1,400 a year, Towne Lake's is $2,184 and Mason Woods' is $850. Dues appear on the listing as entered by the listing agent, so confirm the amount, what it covers and any transfer or capital fees with the association.

What is the typical HOA fee in Cypress?

Of 1,326 active residential listings in Cypress, 1,276 list an association fee greater than zero. We convert each fee to a yearly amount using its stated frequency; 1,245 are annual, 27 monthly and 4 semi-annual. The median is $1,200 a year and the quartiles are $850 and $1,400. Nearly all of Cypress is master-planned, which is why the share with dues is far higher than in Harris County overall, where 73% of active listings (14,989 of 20,471) show a fee and the median is $975. Dues can rise, and associations can levy special assessments, so ask for the current budget and reserve balance in the resale certificate before you commit. In our listing data the community features tied to Cypress dues are most often a community pool, a master plan with common areas, and curb and gutter maintenance, but the exact list varies by association. Ask what the dues include (common-area maintenance, amenity centers, trash, security patrol), whether there is a separate fee at closing such as a transfer fee or a capital contribution, and whether any additional assessments are scheduled.
