Short answer

There is no single monthly number for Cypress, because taxes and MUD lines differ by address. As an illustration, at the $421,000 six-month median sale price with 20% down and a 7.03% 30-year rate (Freddie Mac, September 24, 2026), principal and interest is about $2,248 a month. Adding property tax at the 2.63% median rate as of September 25, 2026 (about $922 a month) and HOA dues at the $1,200 median (about $100 a month) gives roughly $3,270 before insurance. What are the pieces at the median price?

The $421,000 price is the six-month median sale price in Cypress. With a 20% down payment ($84,200) the loan is $336,800. At 7.03%, the Freddie Mac 30-year average for the week of September 24, 2026, principal and interest is $2,248 a month. Property tax at the median total rate of 2.627% is $11,062 a year, or $922 a month, before exemptions. HOA dues at the $1,200 median are $100 a month. That is $3,270 a month.
