Which builders are selling new homes in Cypress right now?

Answered by Allen Markel, REALTOR®, Texas Premier Realty ·

Short answer

Of the 1,326 homes now listed in Cypress, 385 (29%) are new construction. The builders with the most active Cypress listings are David Weekley Homes (60), Taylor Morrison (57), Perry Homes (39), Tri Pointe Homes (29), Coventry Homes (28) and Highland Homes (23). New homes list at a median $515,000 against $429,000 for resale, or about $202 per square foot against $165. Counts change hourly, and builder pricing and incentives are set by the builder, so check the builder's current offer.

Who is selling, and how many homes?

The six builders in the table account for 236 active Cypress listings, about 61% of the 385 new-construction listings. The rest is spread across smaller builders and homes where the builder field is blank. Builders sell mainly in the master-planned sections, and those sections also carry the highest tax rates because most sit in a MUD, so a builder's advertised price is not the whole monthly cost. For example, Bridgeland and Marvida homes carry median total tax rates near 3.23% to 3.24% in our data. On a $515,000 median new-home price, 3.23% is about $16,600 a year before exemptions, compared with about $13,500 at the city median of 2.63%. Incentives change the real price: a builder may offer a rate buydown, closing-cost help or included options, and these do not appear in the list price. Ask for the incentive in writing and compare it with a plain price reduction, because a rate buydown lowers the payment for a fixed period while a price cut lowers the taxable value and the tax every year.

How do new homes compare with resale, and what should I ask a builder?

New-construction listings have a median living area of 2,552 square feet against 2,735 for resale, so the higher price comes with slightly less space and a much higher price per square foot. Ask the builder for the estimated total tax rate for the specific lot, the MUD and district lines, the HOA dues, the completion date and any incentive that is tied to using the builder's lender or title company. A builder contract is not the standard TREC resale form, so read it in full, and consider an independent inspection at framing and before closing. Timing matters for taxes too, which is covered in the year-one tax question. A quick example of a lot-and-plan comparison: a $515,000 new home at 2,552 square feet is about $202 per square foot, while a $429,000 resale at 2,735 square feet is about $157. The new home's 29% premium in price per square foot buys a newer roof, systems and warranty, but it also usually comes with a higher tax rate and, often, higher HOA dues, so compare the full monthly cost and not just the price.
