Which Cypress subdivisions have the lowest and highest total tax rates?

Short answer

Among Cypress subdivisions with at least five active listings and a complete 2025 tax stack, the lowest median total rates are Lakes of Fairhaven at 2.00% (no MUD line), Cypress Chase at 2.17% and Coles Crossing at 2.18%. The highest are Avalon at Cypress and Bridge Creek at 3.34%, Marvida at 3.24% and Bridgeland at 3.23%. On a $421,000 home, the difference between 2.00% and 3.34% is about $5,640 a year, and the gap comes almost entirely from the MUD line.

What are the rates by subdivision?

The table lists every Cypress subdivision name with five or more complete stacks, sorted low to high. The low group, from 2.00% to 2.4%, includes older sections and some with small MUD lines between $0.30 and $0.60: Fairfield at 2.21%, Longwood Village at 2.23%, Westgate at 2.32% and Towne Lake at 2.44% (36 homes). The middle, from 2.5% to 2.7%, includes the Villages of Cypress Lakes at 2.60% and Cypress Creek Lakes at 2.69%. The high group, above 3.1%, carries MUD lines of $1.325 to $1.50: Bridgeland Parkland Village 3.17%, Mason Woods and Dunham Pointe 3.19%, Bridgeland 3.23% (115 homes), Marvida 3.24% (41), Avalon at Cypress and Bridge Creek 3.34%. Reading the middle of the table: the difference between Towne Lake at 2.44% and Bridgeland at 3.23% is 0.79 points, which is $3,336 a year on a $421,000 home and $278 a month. That gap is the MUD line: $0.597 at Towne Lake against $1.50 at Bridgeland, a difference of $0.90 per $100, while the school and county lines are identical for CFISD homes.

How should I use a rate table like this?

Treat it as a screening list, not a ranking of places. A subdivision's rate reflects its district debt, which is a fact about how its infrastructure was financed, and it is separate from home price, size and condition. Two limits apply: small samples (five to ten homes) can shift a median, and MLS subdivision names vary, for example separate entries for Bridgeland, Bridgeland Central and Bridgeland Prairieland Village. Two homes in one subdivision can also sit in different sections with different districts. To budget, take the certified rate for the address and multiply by the value. Each 0.10 point is $421 a year on a $421,000 home. Also remember what the table does not include: exemptions, which apply to a homestead and vary by owner; changes in the 2026 rates; and any PID or special assessment billed separately. And a rate is not a verdict on a subdivision. Lot size, school zone, commute and price are separate inputs, and the tax rate is one more input to the monthly payment that belongs next to them.
