How long does a house take to sell in Cypress?

Answered by Allen Markel, REALTOR®, Texas Premier Realty ·

Short answer

Half of the Cypress homes that sold in the last 12 months went under contract within 33 days of listing, and 48% did so within 30 days. About 68% sold within 60 days and 19% took more than 90. Measured to the closing date rather than the contract, the median in August 2026 was 71 days. Right now 1,331 homes are active, with a median listing age of 45 days and about 4.2 months of inventory, and a home closes at a median 97.8% of list price.

How long from listing to a contract?

For 3,647 closed Cypress sales in the 12 months ending August 2026, the median days on market (list to contract) was 33, with a middle half between 11 and 74 days. By quarter the median was 34 days for July to September 2025, 38 in the fall, 38.5 in winter, 27 in spring and 29 in the summer of 2026, so spring and summer homes moved faster. The share going under contract in 30 days or fewer was 47.8%, in 60 days or fewer 68.3%, and 18.8% took more than 90 days. Measured to the closing date rather than the contract, the median in August 2026 was 71 days. A useful rule from this distribution: if a Cypress home has not drawn a contract in 74 days, it is in the slowest quarter of sales. A seller reviewing a home at day 45 has already passed the median of 33 days, which is the point to compare the price with the newest sales and the competing active listings rather than wait.

What is on the market now?

As of the site's latest refresh, 79 homes were newly listed in the last 7 days and 488 in the last 30. In the same windows 59 and 231 went under contract and 29 and 229 closed. The aging ladder shows 423 active homes at 0 to 30 days, 250 at 31 to 60, 212 at 61 to 90 and 446 at more than 90, with an average cumulative listing age of 81 days. Homes listed longer than 90 days are the ones most likely to have a price cut: 49% of all active listings have had one. Timing is mostly pricing: a home priced near recent sales in the first 30 days is in the half that sells fastest. For a buyer this shows the balance. Only 79 new listings came in the last 7 days against 59 contracts and 29 closings, so new supply and new demand are close to even week to week. With 4.2 months of inventory at the recent pace, a buyer usually has time to compare two or three homes before deciding, but the most attractively priced homes in the first 30 days are the ones that go under contract quickest.
